The site visit typically includes: a preliminary vastu suitability review, an initial structural assessment, a ballpark budget estimate based on your scope, and a Q&A session. You leave knowing significantly more than when we arrived.

If you don't have all of this ready, that is perfectly fine. Our consultant will walk you through every question during the site visit and help you define your requirements clearly.

For full construction projects, we typically work on residential plots of 100 square yards and above. This includes houses, villas, bungalows and duplexes of any BHK configuration.

For consulting-only engagements — such as BOQ review, vastu consultation, design review, quality inspection or third-party supervision — there is no minimum size requirement. We also handle commercial and agricultural (farmhouse) projects of any size.

Before any work begins, we prepare a comprehensive written BOQ that lists every material, every activity and every associated cost line by line. This is signed by both parties as part of the construction agreement.

Any change to the original scope must go through a formal written Change Order process — the cost impact is stated clearly, and work only proceeds after your written approval. There are no verbal commitments, no post-facto additions. Every rupee is accounted for before it is spent.

BOQ stands for Bill of Quantities. It is a detailed document listing every item of work in your project with its quantity, unit, rate and total cost. Think of it as the financial blueprint of your entire construction.

A BOQ protects you from price escalation, ensures you know exactly what you are paying for at each stage, provides a clear baseline for any scope changes, and allows you to compare our pricing against market rates. Yes, changes are possible during construction. When you want a change, you request it through your project manager. We assess the cost and timeline impact, prepare a written Change Order document with the exact impact on budget and schedule, and only proceed after you provide written approval.

We do advise minimising major changes after the structural phase, as they can significantly impact cost and timeline. Our design process is thorough precisely to catch and resolve most preferences before construction begins.

Yes — all projects use a milestone-based payment schedule tied to the verified completion of construction phases. Typical milestones are: contract signing, map approval, foundation completion, slab completion (each floor), brickwork completion, rough-in completion, finishing completion, and handover.

You never pay for work that has not yet been completed. Each milestone payment is triggered only after a site inspection confirms completion. The full payment schedule is documented in the BOQ and construction agreement before any work starts.

A standard 3–4BHK residential home (G+1 or G+2) typically takes 12–18 months from the date of map approval to handover. This breaks down as: government approvals (30–45 working days), design and documentation (4–6 weeks parallel to approvals), foundation and structure (3–4 months), brickwork and services (2–3 months), and finishing (3–4 months).

Timeline varies based on plot size, number of floors, design complexity and client approval speed at each stage. We provide a detailed month-by-month project schedule in the BOQ document.

We use only branded, ISI-marked materials from authorised dealers. Our standard specification includes: ACC/Ultratech/Ambuja cement, TATA/SAIL reinforcement steel, Somany/RAK/Johnson tiles, Astral/Ashirvad CPVC plumbing pipes, Legrand/Anchor wiring and MCBs, and Asian/Berger/Dulux exterior paints.

The exact brand specifications are listed in your BOQ and can be adjusted within our approved brand tiers based on your budget and preferences. No unbranded or market-price unverified materials are permitted on our sites.

Yes — mandatory third-party quality testing is a non-negotiable part of our process, not an optional add-on. We conduct concrete cube tests at 7 and 28 days (per IS 456 standards), steel tensile strength and bend tests, soil bearing capacity and compaction tests before foundation design, and waterproofing integrity tests after application.

All tests are conducted by NABL-accredited independent laboratories. Reports are shared directly with you as the client, not filed internally. This is what makes our quality assurance credible rather than just a marketing claim.

Yes, we manage the complete building permission and plan sanction process on your behalf. This includes preparing JDA/JMC-compliant architectural drawings, submitting the building plan application, following up with the relevant authority and obtaining the building permission certificate.

Full coordination between the interior designer and our construction site team is managed by your DESEO CAPITAL project manager — ensuring design decisions are incorporated seamlessly without delays or rework. This includes modular kitchen, wardrobes, false ceilings, lighting design, wall treatments, furnishing and decor.

Yes — this is one of our specialties. We have successfully managed construction projects for clients living in Canada, the UK, the USA, Australia, the UAE, Singapore and other countries. The entire process can be managed remotely.

Design approvals via email and video call, BOQ review and signing via digital documents, weekly site photo reports, regular live video walk-throughs, and milestone payments via international wire transfer. You only need to be physically present if you choose to — many NRI clients first see their completed home at the handover.
